I'm looking to start a side by side as a landlord. I'm looking to see if there are any legal benefits out there available to service members assisting in creating a solid lease agreement for renters.

I'm not aware of anything specific to helping vets develop lease agreements. You're talking about a for profit civilian business transaction and as such there's not much reason for anyone to offer you discounts. When we become veterans we are civilians and we have all the rights of each and every American citizen to pay our own way when we conduct civilian business.
